Match property and loan addresses to the association that governs them

A policy or a loan on a condo unit depends on the association behind it: whether it is active with the state, how big and how old the buildings are, whether HUD approved the project, and what the county's hazard profile looks like. That information sits in a dozen public sources under a dozen different names.

Common Elements resolves those sources to one record per association and links it to the parcels it governs. Give it an address and it returns the association, or tells you plainly that it has no linked match, instead of guessing.

What you get

Address to association
An exact or building-level match from linked parcel addresses. No fuzzy name guess: an address we have not linked comes back empty.
Registry standing
The state registry status code, formation date and registry document number, so you can trace a record back to the filing.
Size and age
Units where a reliable count exists, parcel count, total living area and earliest year built from the county appraiser roll.
FHA condo approval
The latest HUD decision for the project, normalized, with the status text as filed.
SIRS on file
Whether a structural integrity reserve study is on file. Florida only so far.
County hazard risk
FEMA National Risk Index score and rating for the association's county.

Worth knowing before you pay

  • Address matching covers parcels we have already linked to an association, in Florida, Arizona, Texas, California, North Carolina, Colorado, Virginia, Massachusetts, New York and Wisconsin. Florida is deepest; parts of New York and California are thin. An unmatched address is reported as unmatched.
  • Unit counts are withheld where the only source is a low-confidence estimate.
